At Rubicon Mortgage Fund, LLC we recently demonstrated all three in a successful $1.8 million acquisition loan that helped an experienced borrower seize a high-potential investment opportunity. Referred by a Private LA Mortgage Fund: Out-of-Box Lending That Delivered

This loan originated from a reputable private mortgage fund based in Los Angeles. While the borrower initially sought $1.2 million, to close the transaction. The LA-based fund recognized the opportunity but turned to Rubicon Mortgage Fund for execution—knowing our track record for speed, certainty, and creative structuring. This referral highlights the growing synergy between private lenders and our reputation as a reliable source for flexible, fast acquisition loans outside the scope of traditional lending.

 

Creative Structuring: Cross-Collateralization to Secure the Deal

Traditional banks had already declined the borrower due to insufficient down payment and limited current cash flow from the property. Additionally, all leases on the investment property were month-to-month, and banks preferred long-term stability.
Rather than walking away, we got creative.
We structured a cross-collateralized acquisition loan, by crossing the subject properties with another property owned free and clear by the borrower—a 3,500 sq.ft. single-family rental in West Sacramento sitting on a .79-acre lot. This creative structuring allowed the borrower to meet closing requirements without refinancing other properties or scrambling for additional capital.

 

About the Borrower: Experienced, Organized, and Entrepreneurial

The borrower is a high-net-worth business owner with a diversified portfolio including gas stations and apartment complexes. Their entrepreneurial acumen and organizational skills gave us full confidence in their ability to execute the business plan. This wasn’t their first acquisition—and it won’t be their last.

 

Property Details: 11- individual stand-alone units on 7 Parcels

The property acquired via this acquisition loan consists of 11 fully occupied units: six 3-bedroom units and five 2-bedroom units, all spread across seven individual parcels. The total lot size is just over 1 acre with a building footprint of 9,325 sq.ft. The asset has zero vacancies and strong rental potential.
The borrower plans to renovate units gradually as vacancies arise, steadily increasing rental income and enhancing long-term value. The exit strategy is to liquidate another asset to repay the acquisition loan, making this a clean and well-thought-out transaction.
