The Opportunity: Our client, a real estate investor, identified a golden opportunity: a multi-unit property in one of San Francisco’s most desirable areas. Just a short block away from the infamous “North Beach” neighborhood and unbeatable panoramic views of the bay area, this acquisition was a no brainer. The apartment building in San Francisco, while structurally sound, had several vacant units and required minor updates to maximize its potential.

 

The Challenge: Despite the property’s clear upside, conventional lenders were hesitant due to the existing vacancies. This is a common hurdle in real estate investing, where traditional financing often falls short in recognizing the true potential of a property.

 

Rubicon’s Solution: This is where Rubicon Mortgage Fund stepped in. Recognizing the investor’s vision and the property’s inherent value, we quickly structured a financing package that met the borrower’s needs. Our private money lending approach allowed us to look beyond the current vacancies and focus on the property’s potential after improvements and full occupancy.

1. Implement minor updates to enhance the property’s appeal
2. Lease the vacant units at current market rates
3. Increase the overall value and cash flow of the investment
