There can be numerous reasons someone doesn’t qualify for a conventional loan, and Rubicon can step in and be a funding source when banks cannot. In this transaction, conventional financing was not an option simply based on the fact that the real estate was a vacant office building being purchased as an investment.  Being that we lend primarily on the real property rather than the income or cash flow, we were able to provide a loan to help our client purchase the property. Our client bought the building with the intention of creating a new concept space – including a health and wellness portion on the ground floor and collaborative office space upstairs.  Rubicon also provided a loan to help her with the construction/renovation. A video walkthrough of this space shows the transformation this property has went through over the past year. Once being a cubicle filled office space to a coworking health and wellness center. Known as “The Rising Zone,” this space creatives an innovative environment to connect with others and create a one stop shop for fitness, health, wellness, and a professional flexible work space.
